Brunswick Forest — An Amenity-Rich Community Minutes from Wilmington

Located in Leland, North Carolina, just across the Cape Fear River from historic downtown Wilmington, Brunswick Forest is a 4,500-acre master-planned community known for its wide selection of homes, extensive amenities and thoughtfully preserved natural surroundings.

The community is made up of numerous distinctive neighborhoods connected by sidewalks, wooded trails and landscaped parkways. Lakes, wetlands, mature forests and neighborhood parks are incorporated throughout the development, creating an attractive setting that balances residential growth with the natural character of southeastern North Carolina.

Homes and Neighborhoods for Different Lifestyles

Brunswick Forest offers one of the broadest selections of real estate in the Wilmington area. Housing options include low-maintenance townhomes, garden homes, patio homes, coastal cottages, traditional single-family residences and fully custom homes.

Each neighborhood has its own architectural style and personality. Buyers can choose from homes near parks and amenity centers, properties overlooking lakes or wooded natural areas and residences situated along Cape Fear National Golf Course. Architectural influences include Lowcountry, coastal cottage, Floridian, traditional Southern and contemporary designs.

Both new construction and resale properties are available. Buyers interested in building may also find homesites and land-home packages within select neighborhoods. A team of preferred builders provides floor plans ranging from manageable single-level designs to larger custom residences with extensive outdoor living areas.

Fitness, Swimming and Recreation

The 18,000-square-foot Fitness and Wellness Center serves as one of the community’s primary recreational hubs. It includes cardiovascular and strength-training equipment, an aerobics studio, locker rooms, showers, a steam room, massage rooms and comfortable gathering space.

The facility also features indoor and outdoor swimming pools. The indoor pool accommodates lap swimming and aquatic exercise, while the outdoor pool offers a gradual-entry design and a spacious sun deck.

Additional aquatic amenities include the lakeside Hammock Pool, which overlooks Hammock Lake and includes a splash area and nearby bocce courts. The newer Reflections Amenity Center provides another outdoor pool, fitness room, locker facilities and meeting space. Altogether, residents can choose among three community pool locations. Several hard-surface tennis and pickleball courts support organized groups, casual matches and daily recreational play.

More Than 100 Miles of Trails

Brunswick Forest contains more than 100 miles of sidewalks, walking paths, biking routes and wooded nature trails. This extensive network connects residential neighborhoods with parks, pools, fitness facilities and The Villages Town Center.

Hammock Lake Park includes a white-sand lakefront area and surrounding walking trails. Other neighborhood parks provide space for picnics, outdoor concerts, dog walking and quiet recreation.

Residents can also kayak, canoe and fish on designated community lakes and waterways. The Town Creek River Launch provides access to a Cape Fear River estuary for paddling, fishing and picnicking along the shaded shoreline.

Cape Fear National Golf Course

Cape Fear National is an 18-hole championship course located within Brunswick Forest. Designed by noted golf architect Tim Cate, the course winds through wetlands, native grasses, rolling terrain and wooded natural areas. Bridges, waterfalls, beach-style bunkers and visually distinctive waste areas contribute to its memorable design.

Practice facilities include an all-grass driving range, target greens, an expansive putting green, practice bunker and short-game area.

The Cape Fear National clubhouse is home to The Forest restaurant, a pro shop, outdoor dining areas, fire pits and an event lawn. Golf and social memberships are available separately through the club. Purchasing a home in Brunswick Forest does not automatically include golf membership.

The Villages at Brunswick Forest

Located near the community entrance, The Villages at Brunswick Forest is a 160-acre town center containing more than 500,000 square feet of retail, dining, medical and professional space.

Residents have convenient access to a grocery store, pharmacy, banking, restaurants, coffee shops, medical offices, dental practices, veterinary care and other everyday services. The Villages can be reached from many neighborhoods through the community’s trail and pathway system.

This combination of residential neighborhoods and nearby commercial services allows residents to handle many daily needs without traveling into Wilmington.

Community Activities and Gathering Places

Brunswick Forest supports an active social environment with numerous clubs, classes and organized activities. Residents can participate as much or as little as they choose, with opportunities centered around fitness, outdoor recreation, arts, games, gardening and social events.

Community Commons provides space for neighborhood gatherings, while parks and event lawns host outdoor concerts and seasonal activities. The various amenity centers also contain meeting areas used by clubs and resident groups.

Convenient to Wilmington and the Coast

Brunswick Forest is located approximately six miles from historic downtown Wilmington. Residents can easily reach the Wilmington Riverwalk, restaurants, theaters, museums, shopping districts and the city’s medical facilities.

Wilmington International Airport is also within convenient driving distance. Wrightsville Beach, Carolina Beach and other coastal destinations are generally about 30 minutes away, depending on traffic and the destination.

Locally, Leland offers an expanding collection of stores, restaurants and services along the U.S. Highway 17 corridor.

A Complete Coastal Carolina Community

Brunswick Forest stands apart because of its size, housing variety and depth of amenities. Residents can walk or bike throughout the community, swim year-round, play tennis or pickleball, paddle on local waterways, join social activities or pursue an optional membership at Cape Fear National.

Whether searching for a low-maintenance townhome, a newly constructed single-family residence or a custom home overlooking the golf course or natural landscape, buyers will find a wide range of possibilities within Brunswick Forest.
