St. James Plantation: Coastal Living Near Historic Southport
St. James Plantation is a large, gated coastal community located in the incorporated Town of St. James, just a few miles from historic downtown Southport, North Carolina. Although properties generally have a Southport mailing address, St. James operates as its own municipality within Brunswick County.
Encompassing approximately 6,000 acres, the community stretches from N.C. Highway 211 to the Atlantic Intracoastal Waterway. Its wooded neighborhoods, ponds, salt marshes and preserved natural areas create a setting that feels distinctly coastal while remaining convenient to shopping, healthcare, restaurants and everyday services.
St. James was designed as more than a collection of residential neighborhoods. It is a comprehensive master-planned community built around outdoor recreation, social activities, waterfront access and an extensive network of owner amenities.
Golf at The Clubs at St. James
Golf is one of the defining features of St. James Plantation. The Clubs at St. James offers 81 holes distributed among four championship golf facilities, each with its own clubhouse and practice areas.
The Founders Club features an 18-hole P.B. Dye design with views of the Intracoastal Waterway and surrounding marshes. The Members Club includes 27 holes designed by Hale Irwin and Tim Cate. The Players Club is an 18-hole Tim Cate course routed through mature Carolina pines and hardwoods, while the Reserve Club offers an 18-hole Nicklaus Design course known for its strategic risk-and-reward layout.
Together, the courses provide a wide range of playing conditions, from forgiving fairways to more demanding approaches, bunkers and wetland carries. Golf instruction, leagues, practice facilities and full-service golf shops are also available.
Golf privileges are not automatically included with property ownership. Access to the courses and many associated recreational facilities requires a separate membership in The Clubs at St. James. Several membership levels are available, and buyers should review current initiation fees, dues, privileges and availability before purchasing a home.
Fitness, Swimming, Tennis and Pickleball
Depending upon membership level, The Clubs at St. James provides access to fitness and wellness centers, indoor and outdoor swimming pools, tennis and pickleball facilities, organized exercise programs and multiple clubhouses.
The community’s club facilities also include casual and more formal dining options, gathering spaces and an active schedule of golf, racquet, fitness and social events. Membership options vary in the golf and recreational privileges they provide, allowing property owners to select the level that best matches their interests.
These facilities are privately operated and are separate from the amenities maintained by the St. James Plantation Property Owners’ Association.
Private Beach Club on Oak Island
St. James property owners have access to a private oceanfront beach club on nearby Oak Island. The facility includes a swimming pool, beach access, private parking, showers, restrooms, changing areas and an oceanfront deck.
Dedicated parking is particularly valuable during the summer, when public beach-access spaces on Oak Island can fill quickly. The club allows residents to enjoy a day along the Atlantic without having to live directly on the island or manage the maintenance demands of an oceanfront property.
The beach club and its pool are available to St. James residents and their accompanied guests, subject to current Property Owners’ Association rules and operating schedules.
Waterfront Recreation and the St. James Marina
The community’s position along the Intracoastal Waterway makes it especially attractive to boaters, anglers, kayakers and others who enjoy spending time on the water.
Waterway Park includes a kayak launch, covered fishing pier, fitness trail, picnic pavilion, playgrounds and views across the Intracoastal Waterway. Residents can launch kayaks and paddleboards or simply relax beside the water and watch boats pass along the channel.
The full-service St. James Marina provides wet slips, dry-stack storage, fuel, launching and other boating services. The surrounding marina area includes waterfront dining and gathering spaces that have become popular destinations within the community. Marina storage, services and boating expenses are separate from regular property-owner assessments and are subject to availability.
Parks, Trails and Natural Areas
Approximately 1,500 acres within St. James have been preserved as natural areas. More than 36 miles of walking and biking routes connect many of the community’s neighborhoods, parks and amenities.
Property owners can also enjoy Woodlands Park, dog parks, fishing ponds, picnic areas, community gardens and landscaped common spaces. Boardwalks and trails provide opportunities to explore the area’s maritime forests, wetlands and wildlife habitats. The community’s size and preserved acreage help create considerable variety among its neighborhoods. Some homes overlook golf courses or ponds, while others are positioned near marshes, wooded preserves, parks or the Intracoastal Waterway.
An Active and Social Community
St. James supports an extensive network of resident clubs, volunteer organizations, hobby groups and recreational activities. Opportunities may include boating, fishing, gardening, cycling, arts, cards, fitness programs, charitable work and numerous special-interest groups.
Community events and social activities are held throughout the year. Residents can choose to maintain an active schedule or simply enjoy the privacy of their own neighborhood. This flexibility is one reason St. James appeals to buyers with a wide range of interests.
St. James Plantation Homes and Real Estate
Because development has occurred over several decades, St. James Plantation offers considerably more real estate variety than a typical new-home subdivision. Properties include condominiums, townhomes, patio-style residences, traditional single-family homes, custom homes, luxury estates and undeveloped homesites.
Home sizes, architectural styles and construction dates vary throughout the community. Buyers may find established homes with mature landscaping, newer residences with contemporary floor plans or building lots suitable for custom construction. Available views can include golf courses, ponds, wooded preserves, tidal marshes and the Intracoastal Waterway. Some neighborhoods offer smaller lots and lower-maintenance living, while others feature larger properties with more privacy and outdoor space.
Condominiums, townhomes and certain residential sections may have additional association dues or maintenance arrangements beyond the primary St. James Plantation Property Owners’ Association assessment. Buyers should confirm the fees, services and restrictions associated with the specific property they are considering.
Close to Southport, Oak Island and Wilmington
St. James Plantation is located only a few miles from downtown Southport, a historic waterfront community known for its oak-lined streets, locally owned shops, restaurants and views across the Cape Fear River.
Oak Island is also nearby, providing miles of public shoreline, fishing piers, boating access and recreational facilities in addition to the private St. James Beach Club. Shallotte, Leland and Wilmington offer expanded shopping, medical care, airports and other regional services.
The location allows residents to enjoy a private residential setting while remaining connected to the towns, beaches and waterways of southeastern North Carolina.
Important Considerations for Buyers
St. James Plantation provides an unusually extensive collection of amenities, but buyers should understand the associated ownership costs. Property-owner assessments, club initiation fees, membership dues, neighborhood association fees, marina expenses and insurance can all affect the total cost of living in the community.
St. James is also geographically large. Travel time from one neighborhood to another, or from a home to a particular gate or amenity, may be more significant than buyers initially expect. The location of a property within the community should therefore be considered along with the home itself.
Club membership is another important consideration. Golf, club fitness centers, most club pools, racquet facilities and clubhouse dining privileges are governed by The Clubs at St. James and are not automatically provided by paying the regular Property Owners’ Association assessment.
For buyers who will use its amenities and appreciate an active, master-planned environment, St. James Plantation offers one of the most comprehensive coastal lifestyles in southeastern North Carolina. Its combination of golf, boating, beach access, natural beauty and proximity to Southport gives the community a character that few conventional residential developments can match.
