Waterford of the Carolinas — A Distinctive Waterways Community in Leland
Located in Leland, North Carolina, approximately 10 minutes from historic downtown Wilmington, Waterford of the Carolinas is an established master-planned community known for its landscaped surroundings, extensive recreational facilities and unusual network of freshwater waterways.
Waterford encompasses approximately 575 acres divided among 19 residential neighborhoods. Privacy gates at the community’s primary entrances close overnight, while pathways, pedestrian bridges and waterways connect the different sections of the neighborhood.
A Community Built Around the Water
The defining feature of Waterford is its system of lakes, canals and ponds. Osprey Lake, a 10-acre natural lake, anchors approximately 17 miles of controlled freshwater waterways extending throughout the community. Residents use these waters for kayaking, canoeing and fishing. A sandy beach area near the clubhouse includes a community kayak launch, providing convenient access to the canal system. Some waterfront homes have private backyard docks, allowing residents to launch a kayak or canoe directly from their property.
Fountains, pedestrian bridges and landscaped shorelines make the waterways an important part of the community’s appearance as well as its recreational lifestyle. The canals are inland freshwater amenities and do not provide navigable boat access to the Intracoastal Waterway.
Homes and Neighborhoods with Variety
Waterford offers a broad selection of single-family homes, patio homes and townhomes. Because the community developed over several phases, its residences include a variety of architectural styles, floor plans and property settings.
Available properties may include homes overlooking canals, Osprey Lake, neighborhood ponds, wooded areas or landscaped common spaces. Buyers can find manageable one-story residences, larger traditional homes and custom-built properties with private outdoor living areas.
Waterford is now primarily a resale community, although occasional newer homes and undeveloped properties may become available. In The Reserve section, certain patio homes and townhomes include exterior yard maintenance through an additional neighborhood association. Buyers should verify the services and fees that apply to the specific property they are considering.
Clubhouse, Fitness and Swimming
Waterford’s recently renovated clubhouse serves as the center of community recreation and social activities. It includes meeting rooms, a kitchen, billiards and game areas, and a fitness center equipped for cardiovascular and strength training.
Fitness classes and organized activities are offered in the clubhouse’s multipurpose room. Depending on current schedules, programs may include yoga, Pilates, line dancing and other group exercise options.
The outdoor swimming pool is open seasonally and accommodates recreational swimming, lap swimming and water-aerobics activities. The pool deck provides space for relaxing and gathering during the warmer months.
Courts, Trails and Outdoor Recreation
The clubhouse recreation area includes tennis and pickleball courts, a half basketball court, two bocce courts and a playground. A sandy beach volleyball court is positioned beside the kayak-launch area.
Miles of walking and biking paths extend through Waterford, connecting neighborhoods with the clubhouse, commercial district and common areas. Pedestrian bridges cross portions of the canal system and provide scenic routes for walking or cycling through the community.
Resident clubs and organized groups cover a range of interests, including dining, art, games, crafts, fitness and outdoor recreation. Participation is optional, allowing residents to be as active or private as they prefer.
Shopping and Services Close to Home
Waterford’s location provides many of the conveniences normally associated with a more urban setting while maintaining a quiet residential atmosphere. Restaurants, shops, grocery stores, medical offices and professional services are located within or near the community’s commercial area.
Many of these businesses can be reached by walking, biking or golf cart from portions of Waterford. Additional shopping and services are available throughout Leland along the U.S. Highway 17 corridor.
Magnolia Greens Golf Course, a public 27-hole facility, is located next to Waterford. Golf access and fees are separate from Waterford homeownership and community amenities.
Minutes from Historic Wilmington
Downtown Wilmington is approximately a 10-minute drive from Waterford, depending on traffic. Residents can explore the Riverwalk, locally owned shops, historic buildings, waterfront restaurants and the city’s arts and entertainment venues.
Thalian Hall, the Wilson Center and other Wilmington venues offer theater, concerts and cultural performances throughout the year. Wilmington International Airport, regional medical facilities and the University of North Carolina Wilmington are also within convenient driving distance.
For coastal recreation, Wrightsville Beach, Carolina Beach and several Brunswick County beaches can generally be reached within approximately 25 to 35 minutes, depending on traffic and destination.
An Established Leland Community
Waterford of the Carolinas combines mature landscaping, varied housing and an extensive collection of amenities with one of the most distinctive freshwater canal systems in southeastern North Carolina.
Whether kayaking from a neighborhood launch, walking across one of the pedestrian bridges, meeting friends at the clubhouse or spending an evening along the Wilmington Riverwalk, Waterford offers a comfortable balance of recreation, convenience and established neighborhood character.
